From behind construction fencing to fully realized waterfront estate, Tom Brady‘s long-awaited mansion on Indian Creek Island is no longer a blueprint.
Fresh aerial images reveal a completed 25,000-square-foot compound rising along the edge of Biscayne Bay, set within one of the most exclusive residential enclaves in the country.
Indian Creek Island, often dubbed “Billionaire Bunker,” spans roughly 300 acres and is encircled by water. The community features its own police force and centers around the private Indian Creek Country Club golf course. Its residents include some of the world’s most high-profile business leaders and public figures.
According to the New York Post, Brady and then-wife Gisele Bundchen purchased the two-acre property in 2020 for approximately $17 million. An existing home originally stood on the lot, but the couple chose to demolish it in favor of building a custom estate from the ground up.
After their 2022 divorce, Brady reportedly adjusted aspects of the design, reshaping what began as a shared vision into his post-divorce residence.
Public records show that in December, Brady transferred the property into a newly formed trust and secured a $35 million loan to fund ongoing construction costs.
While early speculation suggested he might list the home for as much as $150 million, legal filings indicate a different direction. The trust documents state that the sole beneficiary intends to establish the estate as his Florida homestead and permanent residence.
A modern waterfront compound built for scale and privacy
Architecturally, the home embraces a sharp-lined contemporary style. Pale stone cladding and expansive glass panels define the exterior, while deep overhangs and broad terraces create layered outdoor living spaces.
The multi-level structure is arranged in a rectilinear configuration that emphasizes symmetry, particularly across the rear lawn that stretches toward the seawall.
Inside, the layout balances large-scale entertaining with personal retreat. A dramatic double-height main living area anchors the interior, complemented by expansive dining spaces, multiple bedroom suites, and dedicated staff quarters.
Nearly every principal room faces the water, reinforcing the property’s orientation toward Biscayne Bay.
A detached pavilion near the shoreline adds flexibility to the compound. The structure is believed to function as a guesthouse, gym, or wellness retreat, aligning with the lifestyle amenities typical of estates in this enclave.
The grounds have now taken full shape. Fresh lawn spans the rear garden, framed by palms and mature landscaping designed to shield the property from neighboring estates. The geometry of the home stands in deliberate contrast to the tropical setting, creating a resort-like atmosphere.
Along the water, a substantial stretch of dockage lines the seawall. Aerial images show Brady‘s reported $6.5 million speedboat moored alongside two Yamaha WaveRunners mounted on lifts above the bay.
